For Acquisition: I have many Off Market and private sources for Multifamily and NNN assets.   I use a short form cash flow analysis to ensure the property has the cash flow a buyer wants prior to sending the asset to be reviewed.  Very few, if any, agents will perform this level of diligence for assets below $20M-$30M.  Buyers must be located in California for me and my Brokerage to represent you as a buyer.  The asset can be anywhere.   We do not have set Commissions and prefer to have relationships with our buyers, who will set a commission that works for the deal.  

For Disposition, we also need the seller to be in California and for the Asset to also be in California.  We have agents throughout SoCal.  We specialize in Dispo of Single Family, Multifamily and Industrial/Warehouse.  Some of our clients include Private Equity Investment Companies, Family Offices and High Net Worth Medical and Dental providers. 

We go the extra mile in using spreadsheets or software for initial screening analysis of assets, but we have the capability to also track your assets and advise you when a property is underperforming, has an expiring lease or is approaching it's peak return.

Most agents are not interested in knowing enough to help you grow your Portfolio or your Net Worth.   Some Commercial Advisories do, but they neglect the assets and investors who have Porfolios that are not substantial.    While we can't give advice, I am an an expert in discussing how you might grow your portfolio and maximuze returns by using tax strategies, such as the IRS 1031 Tax Deferred Exchange.

 We Specialze in Listings for Senior Sellers in Agoura Hills, Pasadena and Oceanside, CA.  Senior Sellers can have an inexperienced agent use the incorrect paperwork or overlook things that could cost the seller thousands of dollars in Capital Gains' Tax. 

  We spend time with sellers to go over every sales exit and let them evaluate the net profits.  I'd rather pass on selling than to know the seller had better alternatives.  It's all about education, not forcing solutions. 

VALUE PROPOSOTION/LISTING SERVICE: I have 20 year's experience as a Listing Agent.  I've never had a listing expire or price reduced.  I've only had one listing on market for over 30 days and that was because the Bank who owned it, set the price above market.  

Some of the things I and my team do to market your house and  handle State legal requrements, so you can be at ease:  

Walk the property to look for any unforseen issues  

List on the MLS, Multiple Real Estate Sites, such as Zillow and Realtor.com and hundreds of others via a Listing Syndication Service.   

We have a Call/Text Capture sign service that allows buyers to view your listing without ever going inside.  

I will use a Single Property Website that potential buyers can view. 

I use an Agent email service that will send a Virtual Flyer on your Listing to all agents in the area.   I have a Private List of buyers that I email to.   

We  have dozens of agents at Rise Realty, that will also be emailed and notified of your Listing.

We take pictures and/or 360 Video for Online Tours, allowing potential buyers to see your house from their computer or phone.  

We provide you with all of the State Disclosure to give to the buyers, all CA State Mandatory Disclosures!   

We Monitor your listing activity with Smart Lockboxes and Internet Activity and View the current competitive listings, 1-2 times per week.  

We send you EVERY Single offer, for you to review and we go over those with you to help negotiate with you, not in place of you! 

 Once an offer is accepted, there are possible 100 tasks to track, all of which can hard your sale if not tracked.  

I use a dedicated Transaction Coordinator and I personally share all of the updates, so that no task is forgotten about.
